Advantages and disadvantages of apartments in old buildings

Because we realized that we would make an article too long exposing the advantages and disadvantages of the apartments in the new blocks vs. those in the old blocks, we decided to make a series of two articles, in which we would expose some of the pluses and minuses for each in part.

Although in the case of Akcent City we are talking about apartments in new buildings, every person who is interested in purchasing a home also asks himself this question: am I looking in an old building, in this case referring to the buildings built after the earthquake of 77, or do they lead to recently built blocks or even under construction? Of course, we don’t answer these questions for you, but we can suggest what to consider when making your decision.

Buying an apartment is not only a very important decision, but also a financial investment not to be neglected.

Location

An advantage of old blocks can be location. You find many more apartments in old buildings in central areas or in areas where their positioning in relation to the center is more advantageous, with the center of the town as a starting point. Which also helps in the case of transport, having the means of public transport at hand and saving time, but also costs.

The real estate value of the apartments in the old buildings

It is known that the more centrally located an apartment is, the greater its value and is preserved over time. Their value is also preserved by their uniqueness, by the fact that the chances of finding a large number of apartments in these areas is limited and the spaces for the construction of other new blocks in these areas is limited.

The procurement process

When discussing existing blocks of flats, an advantage can be the time interval between the purchase and the actual move into the new home. The time between buying the property and transferring it is relatively short when it comes to existing buildings. You can move very quickly if you have found what you want.

Low energy efficiency

There is a good chance that the property’s insulation is not perfect, it is not double-glazed or it has an outdated heating system. In the long run, this can lead to some high energy bills. Taking into account the extremely difficult and expensive process of installing an apartment heating plant. However, you can do something about it by including energy efficiency measures when renovating a property. But this aspect will also entail quite high additional costs.

RENOVATION

The previous owners may have loved the color of the tiles and tiles, but that may not be to your taste. And that will mean replacing them. Plumbing may not be the newest, and the list goes on. The whole air of the new apartment may not be the most modern.

Subdivision

Specific to the apartments in the old buildings is the division according to the old plans, which do not correspond to the needs of modern man. Nowadays, in the case of new projects, the rooms are more spacious, brighter, which gives the home an airy feeling.

In general, when it comes to plumbing and electrical installations in old buildings, they have been unchanged for many years, which leads to difficulties in operation and a lower degree of safety.

Lack of parking space

Talking about Bucharest, one of the busiest cities, with the largest number of cars at European level, the parking spaces are by no means commensurate with the number of cars. Unfortunately, many of the areas with old blocks of flats are deficient in terms of parking spaces.

Nothing is more unpleasant after a tiring day than looking for a parking space near the block. Moreover, there will always be stress caused by the fact that the car is parked in the open, subject to risks or even quite far from the block. Underground parking is just a dream for residents of old blocks of flats.

The community

Generally, communities in older blocks are already formed. Thus, compared to new blocks, where the community is then formed, you have the same desires regarding the environment in which you live, and friendships are formed much easier, in the case of old blocks you need much more time to integrate, to you form relationships and why not even exchange certain things within the block.
