The house with almost zero energy consumption – nZEB

Akcent City is the largest large-scale project approved after the entry into force of the nZEB regulations, in sector 1, just 2 minutes from Jiului metro station. The construction authorization was issued in compliance with the European provisions on energy efficiency and carbon dioxide reduction.

Nearly Zero Energy Buildings (nZEB) or, translated, buildings with almost zero energy consumption represent buildings with a high energy performance, the input of energy from conventional sources being very low and is largely covered by energy from renewable sources, which are incomparably more ecological.

According to Law no. 372/2005 on the energy performance of buildings, republished: new buildings, for which the reception at the end of the works is carried out starting from December 31, 2020, will be buildings whose energy consumption from conventional sources is almost equal to zero.

Basically, the houses to be built or to be majorly renovated must comply with nZeb standards.

Thus, according to the legislation, renewable energy must cover at least 30% of consumption in a nZEB standard building through solar panels, heat pumps, etc. or by purchasing energy from renewable sources produced on site or nearby, within a 30 km radius of the building’s GPS coordinates.

The building sector is the largest energy consumer and polluter globally. Thus, the states of the world are looking for solutions for a more sustainable future. The European Union has the most ambitious goal for the year 2050: the complete decarbonization of its member countries. That is, every sector of the economy to have 0 carbon dioxide emissions, including the building sector.

This does not mean that a building does not consume energy at all. It means that it consumes almost the same amount of energy as it produces. In other words, the difference between the energy consumed and the energy produced should be zero – or as close to zero as possible.

Considerations for meeting nZEB standards include:

      • good thermal insulation
      • performance windows and doors
      • ventilation systems to ensure indoor air quality
      • heat recovery component
      • managing CO2 emissions
      • domestic hot water preparation systems
      • lighting systems
      • automation and control systems

Among the advantages of an nZEB building are:

      • Energy efficiency – reduced heat loss
      • Reduced energy consumption – lower bills
      • Reduced carbon dioxide emissions – better air quality
      • Soundproofing
      • Reducing pollution

Because we wanted a very good degree of energy efficiency, we chose to use porotherm brick interior masonry, and the facade is a mixed one, being finished with decorative polyurethane thermosystem profiles, an effective material against water and humidity, and a component of ventilated facade.

The carpentry in the apartments is made with PVC profiles with 7 thermal chambers and tripan glass, which will ensure the preservation of heat and peace. Laminate flooring is mounted on a polyurethane thermal insulation system and we will ensure that it will provide high thermal comfort and effectively soundproof the rooms.

High windows will ensure natural lighting of the apartments, which will result in a lower consumption of electricity required for the lighting of the apartments.

The complex will have state-of-the-art Hoval block centrals, which are not only more efficient than apartment centrals, but also less polluting. All those looking for a new home are interested not only in its comfort, but also in the expenses which this will involve over time. For this reason, we focused on sustainability, low energy consumption and lower maintenance costs. All this led us to choose the best and most efficient solutions for the future community. And, of course, each apartment will have its own metering for electricity, heat, cold water and domestic hot water.

We want a community aware of the limited resources of the environment, that’s why we apply the requirements imposed by the nZEB legislation, especially those that refer to energy efficiency. Something that will be reflected in future bills, with apartment heating and cooling costs being much better controlled. We are also setting up a selective waste collection system.
